The area around the storm drain cover located on the HOA common area at the corner of Green Gables Trace and Gray Gables Way has been cordoned off by the Gwinnett Department of Water Resources. A routine inspection by a Gwinnett County storm drain contractor indicated a developing sinkhole around the metal pipe that runs from the storm drain to the creek. The bottom of the metal pipe has rusted out. Gwinnett DWR will scope the pipe liner in the next few weeks to determine the next steps. Our Board has been informed DWR hopes it will be possible to reline the metal pipe, as opposed to digging it up and replacing it. Either way, we have been warned the design analysis is likely to be a lengthy process. Projects are categorized from emergency status, high priority all the way to low priority. Our damage has been determined to be low to moderate priority, so it is likely to be some time into next year before it is repaired. Unfortunately, the corner will need to remain cordoned off until repaired, for safety. DWR supervisors have advised our Board that although the pipe is compromised, the ground around the marked area is currently stable. However, the situation could change after a period of heavy rains. Our Board members and property owners adjacent to the corner will need to monitor conditions for any changes and notify DWR of any concerns. In the interim, parents should ensure children and pets steer clear of the area, just to be on the safe side.
